PUDONG IS SHANGHAI’S WEALTHIEST POSTCODE, CHANGNING IS PUXI’S WEALTHIEST POSTCODE

 

AUTHORITY ON THE CHINESE LUXURY CONSUMER HURUN REPORT RELEASES SHANGHAI WEALTH REPORT 2012

 

  • Pudong is the richest postcode in Shanghai, followed by Changning District, which is also the richest postcode in Puxi.
  • Shanghai today has 370,000 dollar millionaires, 140,000 individuals with RMB 10m up 6.1% and 8,200 individuals with RMB 100m, up 5.1%.
  • Pig Feed King Liu Yongxingand Street Fashion King Zhou Changjian are the richest individuals living in Shanghai with personal fortunes of RMB 41bn and RMB 32bn respectively.
  • Property Tycoon Ye Lipeiis the richest Shanghainese, followed by art collecting husband and wife Liu Yiqian and Wang Wei with personal wealth of RMB 17bn and 11bn respectively.
  • Property Developer Xu Jiankangis the most generous philanthropist living in Shanghai, donating RMNB 30.1m last year.  Shi Jianxiang is the most generous Shanghainese, donating RMB 25.3m last year.
  • Shanghai today has 250 individuals with RMB 2bn (equivalent to US$320m), of which 82 are on the Hurun Rich List 2011.  Shanghai has 90 dollar billionaires, of which 28 are ranked on the Hurun Rich List 2011.
  • Property, manufacturing and investments are the top three sources of wealth for the Shanghai billionaires.
  • Shanghai is attractive for women entrepreneurs with 23% of the richest 82 being female compared with only 15.5% of the Hurun Rich List 2011.

(10 May 2012, Shanghai) Today the Hurun Research Institute and independent financial advisor Gao Fu Club jointly released the Shanghai Wealth Report 2012, an authoritative report identifying and analyzing the private sector in Shanghai.

 

Rupert Hoogewerf, Chairman and Chief Researcher of Hurun Report, said, “Beijing may be the capital of China, but Shanghai is the capital for international Chinese, with more of the top international Chinese entrepreneurs settling here than any other city.”

Shanghai Millionaires’ Overview

There are 370,000 individuals with RMB 6m (equivalent to US$950,000) living in Shanghai today, or 1 in 65 individuals, in a city with a population of 23 million.

 

140,000 individuals in Shanghai with personal assets worth RMB10 million (USD1.6 million), an increase of 6.1% on last year, which accounts for 13.7% of China’s high net worth individuals. Furthermore, there are 8,200 super-rich individuals with assets worth RMB100 million (USD16 million), up 5.1% from last year, and slightly below the 8.2% GDP growth Shanghai recorded in 2011.

 

Shanghai’s super-rich individuals account for 12.9% of that throughout China.

 

Shanghai ranks third in the China in terms of number of rich and super-rich individuals.


Size of Luxury Consumer Market in Shanghai

 

 

 

Sources of Wealth

Business Owners make up 50% of wealthy individuals in Shanghai. The Shanghai business owner’s company assets typically account for 75% of his total personal assets, he owns properties worth more than RMB 2 million, vehicles valued at more than RMB 200,000 and more than RMB 300,000 of investable assets (including cash and securities).

 

15% of wealthy individuals in Shanghai are Real Estate Investors. These individualsbegan using their personal funds around 10 years ago to invest in the real estate market and following constant real estate development in the city, have seen ample returns and own extensive portfolios.

 

Professional Investors account for 20% of HNWIs in Shanghai. Professional Investors generally invest in stocks, and have a relatively high income. Their wealth from cash and stock investments account for 40% of their total fortune, whilst ownership of property and investments in the real estate market account for 55%. In addition, they are more likely to own cars worth more than RMB 500,000.

 

High Level Senior Executives account for 15% of China’s HNWIs. They are the highest income earners whom do not own their own business. These individuals work for large corporations and are a part of senior management of multinational companies – they earn a high annual salary and are eligible for annual company bonuses. These individuals own property worth more than RMB 5 million, with most owning second homes. Their assets in real estate account for 75% of their total fortune, and their investment assets (cash, stock, etc.) make up 20% of the average total wealth. Furthermore, they own cars worth more than RMB 500,000.

 

 

Shanghai Super-Rich Categories

Of the super-rich individuals in Shanghai, 75% are Business Owners. Their corporate assets account for 75% of their total wealth portfolio. The properties they live in are worth more than RMB 15 million, accounting for 15% of their total fortune and their cars are valued at more than RMB 2 million. Cash and other investments account for 8% of their total wealth.

 

15% of the super-rich in Shanghai are Real Estate Investors.Investments in the real estate market account for 65% of their total investments, with the properties they live in accounting for 20% and others, 15%. They are most likely to own cars above RMB 2 million.

 

Professional Investors account for 10% of super-rich individuals in Shanghai. These individuals invest nearly 80% of their assets towards stocks, cash and others. They own more than RMB20 million of real estate and their cars are worth more than RMB2 million.

 

 

Shanghai Rich List – An Overview

There are 250 individuals in Shanghai with a personal fortune of more than RMB 2 billion, of which 82 are on the Hurun Rich List 2011. However, it is safe to say that for every individual we have found, we have missed at least two. The average wealth of these 82 individuals is RMB 6.6 billion, which is RMB 700 million more than the average wealth of the Hurun Rich List (RMB 5.9 billion). Their average age is 50 years.

 

Shanghai is third to Beijing and Shenzhen, as the preferred city to live in by China’s richest individuals.

Of those on the Hurun Rich List 2011, 28 operate their business in Shanghai, placing Shanghai in 8th place in terms of the most number of individuals working in a region. In first place is Zhejiang, with 160 individuals based there.

 

Ye Lipeiand Liu Yiqian are the Top 2 richest native Shanghainese. Ye has a personal fortune of RMB17 billion, ranking 48th on the Hurun Rich List 2011, whilst Liu has a personal fortune of RMB11 billion, placing him 99th on the Hurun Rich List 2011.

 

The youngest is Chaori Solar’s Ni Na, 29 years-old, and the oldest is Rong Zhijian, 70 years-old.

The proportion of Shanghai’s real estate, manufacturing, financial and investment industries is higher than the national average. Most are real estate investors (30%). Manufacturing ranked 2nd, accounting for 27%, and third was the financial and investment industry, accounting for 15%.

Political Voice

On the Shanghai Rich List, there are six individuals who have a political position, accounting for 7%. There are two who are a part of the National People’s Congress and four are members of the CPPCC National Committee. On the Hurun Rich List 2011, 152 billionaires hold a political post, accounting for 15%. Of the 152, 75 are a part of the National People’s Congress and 72 are members of the CPPCC National Committee.

 

Hurun Philanthropy List 2012and Shanghai Philanthropists

A total of 100 individuals were included on the Hurun Philanthropy List 2012, of which seven had headquarters in Shanghai. Shanghai ranked 4th on the list. Guangdong ranked first with 27 headquarters based there. Xu Jiankang was Shanghai’s top philanthropist, with donations totaling RMB30.1 million over the past year. Shi Jianxing is the top philanthropist on the Hurun Philanthropy List 2012 with business operations still based in Shanghai.
